You know the drill. It’s late. Everyone else is asleep. You’re on Zillow with the “Land” filter on, telling yourself you’re only going to look for a few minutes.
Two hours later… you’re still scrolling, and your dream of a homestead is starting to feel more like a wish than a plan.
Sound familiar?
You find a gorgeous five-acre property, maybe even with a small creek running through it. Your heart starts pounding, you hold your breath. Then you see the price, and your heart sinks. A hundred and fifty thousand dollars? For dirt? No well, no power, no house. Just dirt, and a price tag that laughs at your bank account. You close your laptop feeling worse than when you opened it.
Been there, done that.
Many people have the skills, motivation, and willingness to work hard, but the financial roadblocks tied to traditional property ownership prevent them from ever getting started.
But here’s one thing that no one tells you while you’re stuck in that Zillow rut.
The traditional path to property ownership is not the only one that exists. There is another road. A path that runs right through your county courthouse. And most people walk right past it. That was my fork in the road.
Turns out, county courthouses all over the country have been quietly running this process for years. Right under our noses. It’s called Tax Sales.
It’s not a loophole or a gimmick. Just a different path that most people never hear about, or they assume it’s only for investors in suits carrying briefcases.
Tax sales offer an alternative path that most people never even realize exists.
The truth is, anyone can do it. It’s an untapped strategy for people like us who either can’t or refuse to use traditional methods to own a homestead.

So What Is a Tax Sale, Exactly?
Think of it like this.
When a property owner stops paying their taxes, the county still needs that money. Roads don’t fix themselves. Schools don’t run on good intentions. So instead of just waiting around, the county sells the debt at a public auction. A Tax Sale.
That’s where you come in.
When you purchase a tax lien, you are not buying the land outright. You are paying the owner’s overdue property taxes for them. In return, the government hands you a legal certificate that says the owner now owes that money to you, not to the county. Plus interest.
You basically become their bank. Except, without the marble lobby, and the suit and tie.
It’s a stable, legal process that’s been running quietly in courthouses across the country for a very long time. Most people just never think to look there.
Here Is How It Actually Works
The simple version. No financial degree required.
You go to a county Tax Sale, either in person or online depending on your area, and you bid on a lien. If you win, you pay the back taxes and receive a certificate.
The original owner now has a redemption period, anywhere from a few months to a couple of years depending on the state, to pay you back. With interest.
If they pay you back? You get your money back plus that interest, which goes straight back into the next opportunity. Your nest egg grows.
If they don’t pay you back? You can move forward with the foreclosure process and potentially end up with the deed to the property. For the cost of those back taxes and legal fees. Not a thirty-year mortgage. Just a process, some patience, and a plan.
Every state handles this differently so you will want to check your specific state and county before you do anything. But the basic path is the same.
Does It Take Long?
Here is the honest answer. It takes patience.
But so does homesteading. If you have ever waited three months for a tomato, you already have the right mindset for this. Good things come to those who wait. But you don’t want to wait to get started. I know that sounds like an oxy-moron, but you’ll understand better as you go.
And here is the part worth remembering. A traditional mortgage doesn’t exactly move fast either. Thirty years is a long time. The Tax Sales path may seem longer in some aspects, but it’s dramatically shorter in others, especially the part where you can actually own the land free and clear with no bank involved.
No monthly payments. No lender with an opinion about your chickens. Just the land, owned outright, at a fraction of what it would cost you any other way.
Isn’t that what’s been holding you back in the first place? Finances? And isn’t that the whole point of being self-sufficient? So you don’t have to be tied to any outside system. Freedom and independence.

Multiple properties researched. Auctions attended. Bids placed. Some won, some lost. Taxes paid. Legal steps taken. And right now, one of those properties is sitting in front of a judge waiting for a signature. And yes, there was a moment after winning my first bid where the smile on my face lasted about thirty seconds before I said, “Dear Lord, what did I just get myself into”.
This is real. And it does work. But only if you know how to make it work for you.

Two Ways This Can End (And Both Are Good)
People always ask me what happens if the owner pays everything back at the very last minute and I don’t get the land.
Good question. But here’s the truth…
Plan A: Getting the property. The process finishes, the deed transfers, the chickens move in, the greenhouse goes up, and the homestead life actually starts. That is my main goal.
Plan B: The owner redeems, I get my money back, plus interest, and every dollar goes right back to work at the next tax sale. Not toward a new TV. Not toward anything else.
Either way, I am one step closer to the homestead than I was before. And, I’m no longer losing sleep scrolling endless nights on Zillow.
